Corporate investments: logistics and industrial remain solid asset classes
In the first nine months of 2025, corporate real estate investments in Italy exceeded €7,7 billion, increasing by 16,7% compared with the same period in 2024.
Within this scenario, the industrial and logistics segment attracted approximately €1,2 billion, equal to 16% of total investments.

Data centers: the data economy gains momentum
The report also highlights the consolidation of data centers as one of the most dynamic asset classes in the Italian real estate market. In the first nine months of 2025, the sector attracted €90 million, confirming the growing interest of international investors in digital infrastructure and computing capacity.
Lombardy and the Milan metropolitan area remain Italy’s leading hub, supported by mature energy infrastructure, digital interconnections and a high concentration of businesses.

Infrastructure real estate evolves between efficiency, digitalisation and new capital
Patrigest’s analysis shows that the Italian infrastructure real estate market is entering a phase of progressive qualitative evolution. Industrial assets remain closely connected to the country’s productive fabric, including through sale & lease back transactions, while logistics continues to consolidate its role as a mature asset class for institutional investors.
At the same time, data centers are emerging as strategic infrastructure for the growth of the data economy and the rising demand for computing capacity.
In a market increasingly shaped by digitalisation, automation and interconnection, the ability to assess asset quality, energy sustainability, local market maturity and value chain positioning is becoming decisive for both operators and investors.
